The governance of Lake Ashton is shared among two Community Development Districts (CDDs), two Homeowners Associations (HOAs), and one Condominium Association. Each CDD owns and maintains its respective amenities, infrastructure, and operations, including roads, ponds, bridges, cart paths, and stormwater drainage systems. The HOAs do not own property; rather, they are responsible for enforcing the community’s Covenants and Architectural Guidelines, which regulate homeowners’ properties.
Because Lake Ashton spans two municipalities, Lake Wales and Winter Haven, there is a separate CDD and HOA within each city. The Lake Wales side is sometimes referred to as “East” and includes LACDD and the Lake Ashton HOA. The Winter Haven side is often called “West” or Lake Ashton II and includes LAIICDD and the LA II HOA. Additionally, the Palms of Ashton Condominium Association operates within LACDD. As a result, there are five distinct governing boards within the community collectively known as “Lake Ashton.”
